We Helped Owners Corporation in Hawthorn East to Save $4,780

In September 2021, Matthew contacted us about his building in Hawthorn East that completed only 4-5 years ago.

The owners corporation management company that they had in place was less than ideal:

    • The OC had 2 owners corporation managers drop off the radar completely, only for the Committee to find out later on that they had resigned months ago.
    • Unfortunately due to non-preparedness of the owners – they were informed at their 3rd AGM that the OCM contract for up for renewal and needed to be approved/re-appointed. The COO or someone from a managerial position assured the Committee that things would improve and things would get done – but many months later things only got worse.
    • The Committee would also later learn the OC management company was based and headquartered in Queensland with only minimal staffing in Victoria.
    • The building was found to have combustible cladding that needed attention and ideally advice from a knowledgeable, professional OC management company.
    • There were defect issues with the car stacker unit installed into the building by the builder/developer – the OC was informed it would cost ~$80k to repair by the incumbent OCM.
    • This time around (as the building approached the end of the OCM contract), the Committee was much better prepared and had spoken with us about what they needed to do.

After compiling a RFT with information and specifications particular to their building, we conducted a tender process. We met again with the Committee and helped them to understand all the new OC management proposals in terms of their offerings, qualities, and costs.

The Committee chose a company that was less expensive than their incumbent and we assisted with the appointment process.

*OC guidance for all Committees: be careful when it comes to OC management contracts and ‘open-ended, blank cheque’ disbursements sections. Some OC management companies charge for every work order, phone call, email, page of paper, printing, postage, envelope, etc.

The vast majority of OC management companies that we work with – charge a fixed, all-inclusive fee for their disbursement costs. And of these OC management companies, most will waive their disbursement fee if lot owners elect to receive OC notices electronically
