“We don’t want to jump out of frying pan and into the fire”
We had a very nice chat with Robert who lives in an owners corporation in St Kilda, Melbourne.
Robert said to us that they’re not happy with their body corporate / strata manager, and “it’s been a long and gradual thing” (in that they have been unhappy with the body corporate / strata manager for a number of years now).
The Committee had given this guy plenty of chances and opportunities, but things hadn’t improved.
Robert also said to us “we have been to through the process of changing body corporate managers before. Years ago, when they changed to their current manager. They know it’s a lot of work and it’s not easy knowing who’s out there.”
The Committee was meeting later in the week to formally discuss and review the performance of their strata manager. They had picked him because he was local and seemed good at the time but in the intervening years, they have found that the service level, care, and advice simply weren’t there.
We spent perhaps 5-10 minutes discussing the merits of appointing and having a body corporate strata manager who is locally based (that’s probably almost an entire topic in itself).
Robert then said to us “We do want to change companies, but we don’t want to jump out of the frying pan and into the fire. We just want someone who is responsive and competent – and by ‘competent’ I mean someone who is organised.”
All very fair and very reasonable expectations there.
